San Bernardino County has confirmed the setbacks that apply here: fifteen feet from the front, five feet from each side. On a lot of this shape that leaves a building envelope roughly twenty feet across and around fifty feet deep.

Crestline sits at about 4,700 feet in the San Bernardino Mountains, built across a group of 1920s resort subdivisions — Valley of the Moon, Switzerland, and others. This parcel is Lot 31 of Valley of the Moon Unit No. 2, recorded as Tract 1902 in Map Book 27.

Lots throughout these tracts run to thirty feet by eighty feet, and the surrounding streets are thoroughly built out with mountain homes. Lake Gregory Regional Park is a short drive west.

Erlach Drive and South Dart Canyon Road converge just southeast of the parcel, which sits in the corner between them. That gives it paved frontage on two sides rather than one — useful for access, and useful for parking.

Off-street parking is scarce across the whole community, and winter snow makes it scarcer. Whatever a buyer ultimately does here, a level, road-fronting parcel in this town is a useful thing to own.

The parcel lies outside the sewered area, so any dwelling would require an onsite wastewater treatment system. The County's half-acre minimum for such systems applies to the subdivision of new parcels; this is a parcel of record from the 1920s, and the County's program does not set a minimum lot size for parcels of record. That reading is consistent with the built-out neighbouring lots of the same size.

What has not been established is whether a system and its required replacement area physically fit on 2,614 square feet, and what separation is required from Dart Creek. San Bernardino County Environmental Health Services is the authority on both. Alternative systems and seepage pits may be relevant, and an exemption process exists.

A buyer intending to build should treat this as the first item of diligence, before anything else.
